So if you've bought a house or two, as investments or as a flip and are thinking about "upping" your game, you NEED to read this book. Chapter Five will open your eyes as to how much money is on the table and the rest of the book just takes your hand and walks you step-by-step through the process. I found a LOT of material to dog ear and come back to later.Am I confident that I can buy an apartment complex right now? No. I need to get a little more experience under my belt first - but now I feel like I know where I'm going, what I want to do when I get there, and the mysterious path from here to there is now illuminated. That is invaluable.

 Joe’s book is one of the best resources on apartment syndications I’ve seen out there.There are 3 reasons why I loved this book:#1) His approach and guidance are designed for anyone to follow. From beginners like myself to experienced investors who are looking to up their game.#2) He doesn’t just provide information but rather a step by step guide on how to get started. He gives you both the recipe and the ingredients and all you have to do is put in the effort to be successful. Now that I have finished the book, I find myself going back to it to make sure I follow the exact instructions.#3) Finally, he sets realistic expectations and tells it like it is. He shares both his success stories as well as his failures, which is really helpful in setting the right expectation for long-term success.

Anyone who is even vaguely considering jumping into the world of apartment investing at a large scale should read this book. Joe and Theo should be congratulated on what was surely a labor of love. Each facet of being a large scale apartment syndicator has been covered from the very early portions of considering syndicating as a career such as acquiring the correct mindset and gathering the key team players one needs to take down such an acquisition to more tangible discrete skills including topics such as: Due diligence on markets and submarkets, finding capital sources and creating one's investor database, finding deals and analyzing properly. Submitting offers and ultimately closing on the deals and executing the business plan are all here. As someone whom has spent many dollars invested in learning multifamily apartment syndications already, this book gave me tons of added details and is worth every penny and more. Even the most experienced syndicators I suspect would learn from this in several ways much less a more novice person. Luckily the writing by Theo and Joe is easy to read and concise and so this 400+ page book reads much quicker and lends itself readily to re-review for future reference. I plan on going back to its "golden nuggets" again and again.

Joe and Theo did an absolute standup job here with this syndication book. I could barely put down the book during Christmas break. The book was delivered fast as always from Amazon on Christmas and I finished it about a week later with all the holiday parties and chasing two little ones and a pregnant wife (that is very supportive). I am an active real estate investor looking to do my first syndication and this book is really allowing me to get off on the right track. The four step process is very clear and detailed to give you the best foot forward when starting out. I just finished my company presentation with Joe's recommendations and now starting on my thought leadership platform where I plan to start a meetup and podcast to provide value while I begin this exciting journey to financial freedom.Thank you Joe and Theo.

it's a good book to start with, it has, in my opinion a little too much on motiviational stuff, and branding, and personal goals (I know successful syndicators that don't have a web site but own 10,000 units) but the actual syndaction stuff is pretty good. It does not have enough on financing, like mortgages, and it is strictly focus on syndication with exit in mind (in other words, not a permenanent hold) but all in all, it's better then other books out there

I consider myself a multifamily real estate professional having financed apartments for over 25 years. But moving from a provider of financing to being a sponsor encompassed much more. This book really helps to organize each step necessary to achieve your goals. Along the way, it goes beyond the mechanics and digs in to the mindset necessary to achieve each step. When you combine this with the regular interviews contained in the Best Ever podcasts, the amount of useful information is abundant. I have not attended, but have also heard that the Best Ever conferences are also top notch. That's on my list of things to do. Thanks to Joe and Theo for the excellent work and continued stream of content. I highly recommend this book.
